Roof maintenance in Nelson, Richmond & Motueka

Treatments, washing, gutter clearing and repairs. The upkeep that keeps a roof off the big-ticket list.

I look after roofs across Richmond, Motueka, Māpua, Nelson and the wider Tasman district.

Moss and lichen treatment, roof washing, gutter and valley clearing, spouting repairs, minor roof and ridge repairs, and roof painting. It is the upkeep that stops a roof becoming a replacement. Quotes are free.

Scope

What roof maintenance covers

Moss and lichen treatment

Treated so the growth dies off and weathers away, rather than being blasted off along with the coating underneath.

Roof washing

Grime, lichen and general build-up cleared down, with the pressure matched to what the roof can actually take.

Gutter and valley clearing

Valleys and gutters cleared of the debris that holds water against the roof and rots the edges out.

Spouting repairs

Leaking joints, sagging runs and downpipes sorted, so water leaves the roof the way it is supposed to.

Roof and ridge repairs

Loose or lifted sheets, failed fixings, ridge capping and flashings put back right before they let water in.

Roof painting

Prepped and recoated once the surface is sound, which protects the sheet and tidies the whole house up.

Why it matters

The cheapest roof work is the work you do early

A roof is the one part of a house that takes everything the weather has, and it is the part nobody looks at. Moss and lichen hold moisture against the surface. Debris packs into valleys and gutters and stops water draining. Fixings work loose. None of it announces itself until something inside gets wet.

Keeping on top of it is genuinely cheap compared with what it prevents. Treatments, a wash and a clear-out every so often will add years to a roof and keep the rest of the house dry underneath it.

If you own a rental, this is the sort of thing worth having on a schedule rather than waiting for a tenant to report a leak. I am happy to work to a list and let you know what I find while I am up there.

Worth knowing

Worth a look if you have noticed

  • Moss or lichen spreading across the sheets, particularly on the shaded side.
  • Streaking, staining or rust patches visible from the ground.
  • Debris packed into valleys, or plants growing where they should not be.
  • Gutters overflowing in heavy rain even after a clean.
  • Damp patches, staining or a musty smell in the ceiling space.
  • Paint that has chalked, faded or started peeling off the sheets.

What Tasman locals say

I highly recommend Daniel from Handy Property Care! He helped us with repairs around the house, including some roof work and fixing a shelf in the kitchen. He was efficient, friendly, and punctual, and his prices are reasonable.

We are very pleased with the work that Dan from Handy Property Care has done on our properties. His completed work is of a high standard, whether outside (garden maintenance) or indoors. He recently refurbished a bathroom that had extensive water damage, and again, superb workmanship.

Dan communicates clearly, turns up when he says he will, does a great job and charges appropriately. He's done long grass strimming for me twice now and I'd highly recommend him. I'll be back for all future tasks needing doing!

Questions

Frequently asked questions

Not covered here? Call me on 021 0839 2908 and ask.

How often should a roof be checked?

A look over once a year is sensible, plus after any serious wind. Most of what goes wrong on a roof is cheap to fix early and expensive to fix late, so the check is the valuable part.

Should moss be treated or water blasted off?

Treated, in most cases. Blasting moss off a coated roof often takes the coating with it and shortens the life of the sheet. A treatment kills the growth and lets it weather away, which is gentler and lasts longer.

Can you fix a leak?

I can sort the common causes, which are usually failed fixings, lifted sheets, ridge capping, flashings or a blocked valley. If it turns out to be something structural or a full re-roof, I will tell you rather than patch over it.

Do you do roof painting as well?

Yes, once the surface is sound and properly prepped. Painting over moss, rust or loose coating is money wasted, so the prep matters more than the paint.

Can you do the roof and the gutters at the same time?

That is usually the sensible way to do it. I am already up there, the debris from the roof ends up in the gutters anyway, and doing both in one visit costs you less than two separate trips.
